Although Manulife has already implemented many energy efficiency upgrades at its B.C. real estate properties, it continually searches for – and finds – more opportunities to conserve.

In a 2005 EnVinta Energy Achiever™ diagnostic session put on by BC Hydro, Manulife achieved the highest score ever obtained by a real estate company for energy management and conservation awareness.

But that didn't stop them from looking for opportunities to conserve. Guided by a long-standing environmental policy, Manulife implemented a major lighting project at Manulife Place, its 213,000 square foot flagship office building in downtown Vancouver. This retrofit is projected to reduce the building's lighting electricity consumption by more than 43%.

Initiatives

  • Converted T12 fluorescent lamps to T8s and T5s, incandescent exit signs to LED signs, and incandescent lamps to CFLs.
  • Hold annual energy audits of all properties.
  • Have extensive staff training on Power Smart technologies and practices.
  • Put together tenant newsletters and communications that remind building occupants to be Power Smart.

Benefits

Annual Energy Savings: 0.545 GWh
Annual Cost Savings: $27,250

Manulife not only improved their lighting quality, but reduced maintenance costs as a result of longer-lasting technologies and reduced greenhouse gas emissions.
