The situation

Hollyburn Properties is a Canadian-owned and -operated national property management company offering rental accommodations in Vancouver, Calgary and Toronto. Hollyburn manages 35 apartment buildings in Greater Vancouver.

Hollyburn Properties has had a long-standing commitment to being environmentally responsible, and has partnered with the federal government of Canada in a Kyoto-compliant program. The energy conservation program includes systematic mechanical maintenance and replacement, computerized energy controls, energy-efficient lighting and water-saving measures.

Hollyburn had implemented energy efficiency projects in the past through the Power Smart Partner program, but was looking for new opportunities to reduce energy costs in seven of its Vancouver properties. The buildings used old lighting technologies such as T12 fluorescent lights, incandescent lamps and exit signs. Hollyburn wanted to upgrade the lighting in order to improve lighting quality, reduce electricity and maintenance costs, and enhance aesthetics in the buildings.

The solution

Hollyburn's facilities manager, George Warren, heard about BC Hydro's Power Smart Incentive Program, which offers financial incentives to organizations that replace inefficient products with energy-efficient technologies, including lighting products, energy controls and many others. Working with BC Hydro, Warren planned an extensive lighting upgrade and determined that Hollyburn would qualify for $1,700 in Power Smart incentives. With his strong support of sustainability and energy efficiency, president Paul Sander enthusiastically approved the project.

Hollyburn's lighting retrofit involved the installation of energy-efficient T8 fluorescent lamps, compact fluorescent lamps and Light Emitting Diode (LED) exit signs in the seven properties.

The benefits

Energy savings

As a result of the lighting retrofit, Hollyburn Properties is saving $2,700 each year in electricity costs. As well, because the energy-efficient technologies last longer, maintenance costs for replacing lamps are reduced.

Enhanced comfort and safety

Because the energy-efficient lighting is brighter, it provides improved comfort and safety for occupants.

Reduced environmental impacts

Lower energy consumption results in reduced greenhouse gas emissions and enhanced environmental protection.
