Energy-efficient design promises major savings for Langley Seniors’ Home

January 2007 - Thanks to energy efficiencies afforded through BC Hydro’s new High Performance Building Program for Small to Medium Commercial Buildings, Langley Seniors’ Village is contemplating an incentive of nearly $70,000.

When Falcon Engineering Ltd. joined forces with Retirement Concepts Seniors Services Ltd. to design lighting for the new retirement community, the two companies were among the first lighting designers and building owners to take advantage of BC Hydro’s new High Performance Building Program for Small to Medium Commercial Buildings. The program helps building owners and their design teams create and install energy-efficient lighting designs; it also gives participants a capital incentive, based on total energy savings, to reduce the incremental cost of installing those designs.

Falcon Engineering, a long-time Alliance member, created a design for the 47,000 square feet of common area at the Langley complex that incorporates a variety of energy-efficient lighting technologies and controls. If implemented according to plan, the design could save a potential 405,000 kilowatt hours and over $15,000 per year – enough electricity saved to power approximately 40 households annually. In addition, once completed the project could potentially qualify for a BC Hydro incentive of almost $70,000. 

The program is clearly win-win for everyone involved: it not only increases builders’ receptivity to the benefits of installing energy-efficient lighting, but also allows lighting designers to design facilities that offer a comfortable environment as well as the desired energy efficiencies.
